The accused misrepresented and allured the complainants to buy six different DDA plots and duped the family to the tune of Rs. 7 Crores approximately

EOW Delhi arrested a female proclaimed offender who was wanted in DDA flats cheating case of Rs. seven crores.

The police said that complainant Sanjay Goel of Model Town had lodged a complaint that he and his other family members were cheated by property dealer Jitender Gupta in connivance with his other associates by executing agreements to sell and sale deeds in their favour on the basis of forged documents of different DDA Plots. 

The accused misrepresented and allured the complainants to buy six different DDA plots and duped the family to the tune of Rs. seven crores.

The EOW registered a case under sections 420, 467, 468, 471, 120B of Indian Penal Code and took up investigation. 

During investigation when documents of the concerned DDA plots were verified from the land owning agency, i.e. DDA, it was established that the above accused persons had conspired with each other and had enticed the complainant to purchase these plots.  On their false representation and inducement the complainant had fallen prey to the accused and paid total Rs. seven crores to them.

The EOW stated that the mastermind of the racket was Jitender Gupta who along with other accused persons lured and cheated the complainant.  After paying huge amount of Rs. seven crores, the complainant realised that something is amiss and enquired the matter with DDA and was shocked to find that these sellers/accused persons were not the rightful owners of the properties. They had blatantly in connivance with each other had prepared forged documents to show their ownership even of those plots which were still not allotted by DDA.

The present female accused was the part of the conspiracy along with her associates and by impersonating herself as Ms Gurinder Bedi, allottee of Plot No. 601, Pocket-5, Block-C, Sector-28, Rohini, Delhi, before the DDA authorities and got the Perpetual Lease Deed executed in her favour and then executed sale deed for the property in favour of Shruti Goel, niece of the complainant before the Sub-Registrar.

She had also acknowledged the receipt dt. 03.02.11 (notarized) for Rs 11,10,000/- in cash as full and final sale consideration. Due to her not joining the investigation, she was declared proclaimed offended vide order in November 2014 by the court of North Rohini.

Six accused including main accused Jitender Gupta, Harsh Kumar Khera, Dheeraj Kumar Khera, Vinod Sharma, Pawan Sharma and Suresh Sharma have already been arrested  and charge sheets against them have been filed before the North, Rohini Court.

The EOW officials added that the plot in question was fraudulently sold to the vendees in the sale deeds fraudulently by the above said accused person in connivance with main accused Jitender Gupta thereby causing wrongful loss to the complainant and gain to themselves.

On June 5, she surrendered before the Court and subsequently arrested.The EOW is further investigating the case.
